No Place Like Home Initiative

In partnership with The Real Property, Probate & Trust Law (“RPPTL”) Section of The Florida Bar, Broward Lawyers Care is providing real estate and probate assistance to Broward’s underserved population who confront, usually on an emergent basis, all of the practical issues which arise from imperfect title to residential real property.

Clear title is key in the event of a disaster and to prevent foreclosure.

Advantages of Having a Clear Title

Reduce Your Property Taxes: You can only claim exemptions to reduce your property taxes if your name is on the title.

Give You Control Over Your Home: You can only get insurance for your home, finance it, get building permits, or sell it if your name is on the title.

Help You During a Disaster: You can only receive FEMA and other government help to repair your home if your name is on the title.

Pass Your Home to Someone Else: It can be very difficult to pass your home to a family member or someone else unless your name is on the title. Without clear title, giving your home to someone else may cost a lot of money or may be almost impossible.

How can we help you?

Our attorneys’ work can help reduce their property taxes, enable clients to obtain disaster relief assistance in the event of a hurricane and also obtain assistance to make necessary repairs to the home.

As an example, someone we could help would be a client living in a home titled in the name of a deceased parent or other family member. Without an attorney to help them complete probate of the parent’s estate, the client cannot prove ownership and would not be entitled to a homestead exemption, disaster relief or assistance in making necessary repairs to the home. The attorney would assist the client to get the home in the client’s name.

Success story of Alicia

74-year-old Alicia* lives with her disabled minor grandchild in a home titled in the estate of Alicia’s deceased mother. Alicia has lived in the home for over 20 years, and her only income is Social Security. When she reported her mother’s death to the property appraiser, they removed the homestead exemption, causing a large increase in her property taxes. Alicia struggled with these expenses on her fixed income.

Through the “No Place Like Home” Project, a pro bono attorney helped Alicia complete a probate case for her mother’s estate. The court awarded her the title of the home, enabling her to reinstate the homestead exemption and reduce her property taxes. The attorney’s work also enables her to obtain disaster relief assistance in the event of a hurricane.

No Place Like Home is a pre-disaster prevention project designed to help low income people in Broward County protect their rights to their homes. Volunteer lawyers and real estate due-diligence partners work to ensure the protection of our local homeowners by securing clear title to their homes.
